Roofing in The Woodlands

Under the pine canopy, the rules are different.

The Woodlands Township reviews every roof replacement. Here’s what we plan for before the crew shows up.

01

Every replacement needs approval

The Woodlands Residential Development Standards require prior written approval for all roof replacements. Applications go through the Township’s Civic Access Portal, and committees have up to 45 days to act.

02

Muted colors, no pattern

Roofs must be muted in shade and without a color pattern. Muted brown, grey or black composition shingles and standing seam metal may be approvable by staff in most neighborhoods. Shenandoah is more restrictive.

03

Needles, gutters and guards

Loblolly pine needles run six to nine inches long, and they pack valleys and gutters fast. Homeowners are expected to keep roofs and gutters clear, so micro-mesh guards are worth a look here.

Questions

The Woodlands homeowners ask.

Do I need Township approval to replace my roof?

Yes. The Residential Development Standards require prior written approval for all roof replacements, even like-for-like. Applications are filed through the Township’s Civic Access Portal. See Covenant Administration. We prepare and submit the application for you.

What shingle colors get approved?

Muted shades without a color pattern. Muted brown, grey or black composition shingles may be approvable by staff in most neighborhoods, and Shenandoah is limited to dark brown or grey. See the Township roofing standards.

Can you help with pine needles in my gutters?

Yes. We install seamless gutters and LeafBlaster Pro micro-mesh guards, and our pine canopy guide covers maintenance under the trees.
