Why roof maintenance is worth it in Houston
Almost nothing on a roof fails suddenly. Sealant dries and cracks, pipe boots split, a seal strip lets go in one storm and the shingle lifts in the next, a gutter clogs and backs water under the shingle edge until the decking beneath rots. Every one of those is a small job caught early and an expensive one caught late.
Houston makes it worse than most places. Relentless ultraviolet exposure and heat age asphalt shingles faster, the humidity feeds algae growth, and hurricane season tests every detail on the roof once a year.
What Roof Maintenance Covers
- A full inspection of shingles, flashing, valleys, ridge, and every penetration
- Replacing dried or cracked pipe boots before they leak
- Resealing penetrations and exposed fasteners
- Refastening lifted or wind-loosened shingles
- Clearing debris from the roof, valleys, and behind chimneys
- Cleaning gutters and downspouts and checking the hangers and fascia
- Checking attic ventilation and looking for moisture on the underside of the deck
- A written report with photographs, so you have a record of the roof’s condition over time
Keeping this up protects your manufacturer warranty as well. Most shingle warranties expect the roof to be maintained, and neglect is a common reason a claim gets refused.
