Every attic is different. On the inspection, we look at what’s up there, why you’re calling us, and whether your existing insulation is worth keeping. Then we quote one of two paths — and you get a flat number for whichever one fits.

If we find rodent contamination, water damage, mildew, or compacted 30-year-old fiberglass — we do it right. HEPA vacuum the old material out, sanitize the decking with an EPA-registered antimicrobial, seal the top plates, then blow in fresh loose-fill to R-49 or R-60.

Baffles & Ventilation

Three things that separate a real install from a filled attic.

Blowing insulation over the top of a broken attic is like putting a new roof over rotten decking. Before we insulate, we make sure the attic can breathe, seal, and stay dry. This is where most bargain-price installs go wrong.

Baffles at every eave vent

Rafter baffles keep loose-fill insulation from blocking your soffit vents. Without them, blown-in packs into the eaves and shuts off your intake air — the number-one cause of “mystery” attic moisture and shingle failure.

Air sealing at top plates

We foam every attic penetration before we insulate: bath fans, can lights, top plates, wire chases, HVAC boots. Insulation slows heat conduction — air sealing stops heat leakage. You need both.

Verified ridge / soffit balance

An attic needs balanced intake (soffit) and exhaust (ridge or gable) to work. We verify the ratio on inspection and flag anything that needs a vent upgrade before we blow in new material.

Answers to what most Houston homeowners ask.

How do I know if my attic needs more insulation?
Two quick tests. First — look. If you can see the tops of your ceiling joists across the attic, you’re under R-19 (well below code). Second — feel your ceilings on a hot afternoon in a room without vents. If the drywall is warm to the touch, your insulation is losing the battle. We’ll confirm with a ruler measurement on the free inspection.
Blown-in fiberglass vs. cellulose — which is better?
We install Owens Corning ProPink loose-fill fiberglass. It doesn’t settle, doesn’t absorb moisture, doesn’t feed mold, and doesn’t fuel a fire the way cellulose can. Cellulose is cheaper up-front, but it loses R-value over time as it compacts and it’s much heavier on your ceiling drywall. For Houston humidity, fiberglass is the right choice.
Should I remove my old insulation or just blow over it?
It depends on what’s up there. Clean, dry, undamaged insulation? Blow over it — cheaper and just as effective. Rodent contamination, mildew, water damage, or 30-year-old compacted batts? Remove and reset — you can’t insulate over a health issue. We’ll tell you honestly which one fits your attic and quote both.
What are baffles and why do you insist on them?
Baffles (also called rafter vents) are plastic channels that mount between your roof rafters at each eave. They keep loose-fill insulation from packing into the soffit vents and blocking your attic intake air. Without baffles, blown-in insulation slides down and chokes off your ventilation — which drives moisture, mold, and premature shingle failure. Every DC Pines install includes baffles at every eave vent, no upcharge.
How much will this actually save me on my bill?
ENERGY STAR’s national average for a proper attic insulation upgrade is a 15% cut to combined heating and cooling costs — in Houston, where cooling dominates, that number skews higher. On a $350 summer AC bill, that’s ~$50/month back in your pocket. Real savings depend on your existing R-value, ductwork condition, and how well the attic is air-sealed. Is blown-in insulation safe once it’s installed?
Yes. Modern loose-fill fiberglass is inert once installed — it doesn’t off-gas, doesn’t shed particles into your living space (assuming your ceiling drywall is intact), and doesn’t attract pests. Do you handle rodent contamination?
Yes, but we’re insulators — not exterminators. If we find active rodent activity, we recommend a licensed pest control company handle the source first (usually 2–4 weeks). Once the entry points are closed and activity is confirmed done, we come back, HEPA vacuum the contaminated material, sanitize the decking, and install new insulation. We coordinate scheduling with your pest company.
What about my ductwork in the attic?
We insulate around ductwork, not over the top of it — ducts need to stay accessible for HVAC service. If your ducts are damaged, poorly sealed, or under-insulated themselves, we’ll flag it on the inspection. Sealed, well-insulated ducts inside a properly insulated attic is where the real savings live.
