Why not a pressure washer
This is the important part. A pressure washer will strip the ceramic granules off asphalt shingles, and those granules are the layer protecting the asphalt underneath from ultraviolet light. Take them off and you have taken years off the roof, driven water under the shingle edges, and in most cases voided the manufacturer warranty.
Soft washing uses low pressure and a cleaning solution that kills the organism instead. The pressure is roughly that of a garden hose. The chemistry does the work.
Our process
- We inspect the roof first, because a roof that is already failing should not be washed at all
- We protect landscaping, and pre-wet plants and surfaces around the house
- We apply the cleaning solution at low pressure and let it dwell
- We rinse gently, and clear the gutters and downspouts of what comes off
- We check the roof again on the way down and tell you if we noticed anything
Most of the discolouration lifts during the wash, and the remainder fades over the following weeks as the dead growth weathers away. We will tell you honestly which parts will clear immediately and which will take time.

What it works on

How often
In this climate most homes want it every two to four years. Roofs under heavy tree cover, on the shaded north side, or in the wetter parts of the metro tend toward the shorter end. Keeping the gutters clear and trimming branches back off the roof slows the regrowth considerably.
A note on expectations
Soft washing is cosmetic maintenance that also protects the roof. It will not repair damage, and it will not make a worn-out roof serviceable again. If we get up there and find the roof needs repair or replacement, we will tell you before we spend your money on a wash.
