How we find the actual leak

Water travels. The stain on your ceiling is often several feet from where the water got in, which is why guessing from inside the house leads to repairs that do not work. We get on the roof, inspect the whole system rather than the one spot you pointed at, check the attic side where we can, and photograph what we find.

You get the photographs and a written explanation of the cause. If more than one thing is failing, we will tell you which matters now and which can wait.

Repair or replace

This is the question most people actually want answered, so here is how we think about it. A repair makes sense when the roof has real life left, the damage is localised, and the shingles are still pliable enough to work with. A replacement makes more sense when the shingles are brittle and losing granules across the whole roof, when there are leaks in several unrelated places, when the roof is near the end of its rated life, or when repeated repairs have already cost a meaningful fraction of a new roof.

Workmanship

Repairs are matched to the existing roof as closely as the material allows, and we hand-nail, the same as we do on a full replacement. Financing is available if a repair turns out to be larger than expected.
