4.9★★★★★The quiet problem
What your windows aren't telling you.
Failing windows rarely announce themselves. They show up as a room that never cools, a bill that keeps climbing, and a sill that gives a little when you press on it. By the time you notice, the damage has usually moved past the window and into the wall.
Seal failure
The insulating seal breaks down and the window quietly stops doing the one job it has.
Drafts and air leaks
Conditioned air escapes around worn frames and tired weatherstripping.
Wood rot and decay
Moisture works into sills and framing, then into the structure behind them.
Fogging and condensation
Moisture between the panes is proof the sealed unit has already failed.
Rising energy costs
Your HVAC runs longer every summer to replace what the glass gives away.
Left alone, a leaking window becomes a structural problem
Interior wall damage. Hidden mold and rot. Exterior wood rot. Rotted framing. Decayed structural wood. Compromised seals. Every one of those repairs starts at an opening that stopped sealing years earlier.
Why it matters
The cheapest window in your house is costing you the most.
Windows are the one part of the building envelope most homeowners never inspect — and the part that quietly bills them every month until it is replaced.
of a home's heating and cooling energy is lost through inefficient windows.
in additional energy cost per year for a typical home with failing windows.
of American manufacturing experience behind every window we install.
EVERGREENTested. Trusted. Proven.
Our window. Our name on it.
Evergreen Platinum is the only replacement window DC Pines installs. It is built to our specification, tested by independent third-party laboratories, and manufactured on a line with nearly eight decades of history behind it — then installed under our own project management and warrantied by DC Pines, not by a factory in another state.
There is no good-better-best ladder here and no upsell waiting in the driveway. One window, specified properly the first time.

Inside the frame
Eight decisions that determine whether a window lasts.
Most replacement windows look identical from six feet away. The difference lives in the parts you never see — and on the Gulf Coast, those are the parts that fail first.
The hidden upgrade that keeps your view clear.
A patented polycarbonate warm-edge spacer with zero metal content, so there is no thermal bridge at the edge of the glass. Metal spacers transfer heat and cold, expand and contract, and put stress on the seal until the unit fogs. This one does not.
The difference is in the space.
Argon is about twice as dense as oxygen, so it slows heat transfer between the panes. A typical insulated unit is filled to roughly 30% argon and 70% air, which means only the bottom third is doing real work. Ours is filled to 100%.
Natural light in. Solar heat kept out.
Microscopic layers of silver reflect unwanted heat away while visible light passes through. A solar heat gain coefficient of 0.23 means fewer hot spots, lower bills, and less fading on your floors and furniture.
Built in. Not added on.
Insulating foam is engineered into the frame chambers at the factory instead of stuffed in afterward. It reduces heat transfer, adds rigidity where it matters, and noticeably dampens outside noise.
Strong corners. Built to last.
Corners are fused into one continuous piece rather than screwed or crimped. Mechanically fastened corners loosen over time, let air and water through, and cause the alignment issues that make a window hard to open.
Built with metal. Built to stay straight.
The meeting rail carries the load when the window is closed and locked. Internal metal support keeps wide units from bowing or warping, so the locks keep engaging and the seal keeps sealing years from now.
Built stronger for real-world life.
An upgraded double-pane package rated to DP 50 design pressure — engineered for storm season, high structural wind loads, everyday use, and the occasional stray baseball.
Strong foundation. Lasting performance.
100% virgin vinyl with premium UV protection. No regrind and no recycled filler, which is why it resists the fading, chalking and discoloration that show up first on a south-facing wall in Texas.

Styles and selections
Twelve ways to open a wall.
Because every window is built to its own opening, you can mix styles across the house without a stock-size compromise. Grids can differ from the front elevation to the back.
Coverage
Protection that lasts as long as you do.
Evergreen Platinum carries a double lifetime transferable warranty on materials and labor. Most window warranties cover the part and leave you paying someone to come install it. Ours covers both — and it transfers to the next owner when you sell the house.

Pricing, honestly
So how much should a window cost?
You can find a window for a few hundred dollars. It is worth understanding exactly what that number covers before you compare it to a real quote.
What you are actually buying
- Comfort — rooms that hold temperature instead of fighting the HVAC
- Lower energy bills every month for as long as you own the house
- Lasting durability in a climate that punishes cheap materials
- Increased home value and a noticeably stronger front elevation
- A warranty on materials and labor that transfers to the next owner
What a shelf price leaves out
- No installation — labor is quoted separately, or not at all
- No meaningful warranty, and nothing whatsoever covering labor
- No custom sizes — you get whatever is in stock
- Not built for your openings, so the fit and the trim are a compromise
We quote your home in writing, per opening, with the sizes and options spelled out. No four-hour presentation, and no price that expires the moment we walk out the door.
If a competing quote comes in lower, bring it. We would rather walk you through the difference line by line than discount a window we have to warranty for life.

Straight answers
Questions we get every week.
How long does a whole-home window replacement take?
Most Houston homes are finished in one to two days once the windows arrive. Manufacturing is the long part, because your windows are built to your measurements rather than pulled off a shelf. We will give you a realistic date range at the estimate.
What does “double lifetime transferable” actually mean?
It covers materials and labor for as long as you own the home, and it transfers once to the next owner when you sell. Most window warranties cover only the part and leave you paying someone to install it. We hand you the full document at the estimate so you can read the terms before you commit to anything.
Do you replace just one or two windows?
Yes. A single failed unit, one room, or the whole house — we quote all three the same way, per opening, in writing.
Will new windows really lower my electric bill?
Inefficient windows account for roughly 25 to 30 percent of a home's heating and cooling energy loss, which commonly runs $400 to $900 or more per year. What you actually recover depends on what you have now, your home's orientation, and your HVAC. We would rather talk that through honestly at the estimate than promise you a number we cannot stand behind.
Who actually installs the windows?
Vetted professional installation crews who work under a DC Pines project leader, on DC Pines insurance, to our installation standard. We inspect the work, we do the final walkthrough with you, and DC Pines — not the installer, not the factory — warranties the labor in writing. One company is accountable for the entire job.
Can I put grids on the front of the house but not the back?
Absolutely. Grid patterns, styles and colors can vary by elevation. Most homeowners put grids on the street-facing openings and leave the back of the house clear for the view.
Are the windows built for Houston specifically?
They are specified for it. The Low-E coating is tuned for southern sun, the glass package is rated to DP 50 for storm season, and the frame uses virgin vinyl with premium UV protection because our sun destroys cheap vinyl. A window specified for Ohio does not belong on a Gulf Coast wall.
What areas do you serve?
Houston and the surrounding metro, plus the Texas Hill Country. If you are not sure whether you are in range, call (832) 709-0768 and we will tell you straight.
