Warranty pages are usually written for the contractor’s benefit — a wall of exclusions and fine print. This one is written for yours. Here is exactly what you get, in plain English, on every DC Pines install.

We file the manufacturer claim for you.

If it’s covered under the manufacturer warranty (shingles, window frames, siding planks), we handle the paperwork with CertainTeed, Evergreen, James Hardie, or Owens Corning on your behalf. You don’t call the manufacturer. We do.

Labor is covered — not just the part.

The industry secret: most manufacturer warranties only pay for the replacement material. You pay someone to take it off and put the new one on. Ours doesn’t work that way. If we installed it and it’s under warranty, the labor to fix it is on us.

How Our Warranties Work

Two warranties on every install. One from the manufacturer, one from us.

The manufacturer warranty covers the material — the shingle, the window frame, the fiber cement plank. It’s registered under your name with the manufacturer the day we finish, and most of them transfer to the next homeowner if you sell.

The DC Pines workmanship warranty covers the labor. If a valley we flashed leaks, a plank we nailed pops off, a gutter we hung sags — we come back and fix it. That’s the line almost nobody else in Houston puts in writing. We do.

CertainTeed SureStart PLUS + DC Pines workmanship

We’re a CertainTeed SHINGLE MASTER PREMIER contractor — the highest credential level CertainTeed awards, held by the top 3% of contractors nationally. That credential lets us register your roof under CertainTeed’s SureStart PLUS extended warranty, which the manufacturer only allows a small subset of contractors to offer.

The manufacturer warranty covers the shingles, underlayment, hip/ridge, starter, and accessories when installed as a system. Our workmanship warranty on top of that covers what actually causes 90%+ of Houston roof failures — nail placement, flashing, and penetrations.

Most window warranties cover the part and leave you paying someone to come install it. Ours covers both — and it transfers to the next owner when you sell the house.

Evergreen Platinum is the only replacement window we install. It’s custom-manufactured to your openings, NFRC certified, AAMA tested, and ENERGY STAR partner-labeled. The warranty comes as a document you can read at the estimate, not a promise on a brochure.

We’re a James Hardie Preferred Contractor installing HZ5® fiber cement — the board Hardie engineers specifically for hot, humid Gulf Coast climates. That combination gets you the strongest siding warranty in the industry, and it transfers to the next homeowner when you sell.

Because Hardie tracks installer quality, we install to their published HZ5® spec exactly: weather-resistive barrier and kick-out flashing first, blind-nailed with stainless siding nails, spec gaps at every penetration. Skipping any of that is how a 30-year warranty gets voided in year two.

Blown-in loose-fill fiberglass carries a manufacturer material warranty against settlement and thermal degradation for the life of the product — Owens Corning and Johns Manville publish these openly. Most Houston insulation contractors offer a 1-year workmanship warranty on top. Ours is lifetime and transferable.

We measure depth to your chosen R-value with a ruler and coverage chart before we call the job finished, walk you through the attic with photos, and register the warranty on the spot.

Lifetime transferable workmanship — perforated foil only

We install perforated aluminum radiant barrier foil stapled to the underside of your rafters — the DOE Oak Ridge National Laboratory-tested configuration. Aluminum foil in a dry attic doesn’t degrade the way spray-on coatings do; as long as it isn’t physically torn or covered in dust, it holds its 0.03 emissivity permanently.

Our workmanship warranty on the install is lifetime and transferable. We don’t install non-perforated foil, which traps moisture in humid climates — that’s why we can warranty ours indefinitely.

Soft Wash

ARMA-compliant — protects your shingle warranty, not voids it

Soft wash is a service, not a product — but it’s a warranty issue too. Every asphalt-shingle manufacturer (GAF, Owens Corning, CertainTeed) voids your shingle warranty if the roof is pressure-washed. Their published guideline, per the Asphalt Roofing Manufacturers Association (ARMA), is a low-pressure chemical soft wash under 60 PSI at the surface.

We soft-wash to ARMA spec: sodium hypochlorite plus surfactant, applied under 60 PSI, rinsed gently. If you have GAF Golden Pledge, Owens Corning Platinum, or any manufacturer’s system warranty on your roof, soft wash keeps it intact.

What Voids A Warranty

The honest list. Because we register these under your name.

Manufacturer warranties have real exclusions. We spell them out at the estimate — not after there’s a leak. Here’s what will invalidate coverage on almost any exterior product.

Pressure washing the roof

Voids GAF, Owens Corning, and CertainTeed shingle warranties immediately. If you have a manufacturer system warranty on your roof, only soft wash — under 60 PSI, ARMA guideline.

Unauthorized modifications

Third-party solar, satellite dishes drilled through shingles, roof-top HVAC installed by an unlicensed sub, or siding penetrations that bypass Hardie’s flashing spec.

Painting factory-finished siding

Painting Hardie ColorPlus® within the 15-year finish warranty window generally voids the finish coverage. Wait for the finish to age or accept the trade-off.

Non-perforated foil in the attic

Non-perforated radiant barrier traps moisture in humid climates and can damage your decking. We don’t install it — and if someone else does, it can complicate a roof deck warranty claim.

Storm damage without documentation

Wind and hail damage are covered by your homeowners insurance, not the manufacturer warranty. We document the claim and provide the photo report — call us before the adjuster.

Neglect and lack of maintenance

Blocked gutters that overflow onto siding, moss allowed to grow into shingles, or trees never trimmed off the roof. Reasonable maintenance is part of every warranty.

Filing A Warranty Claim

Four steps. One number. Same team that installed it.

The people who answer the phone are the same people who registered your warranty and hold your binder in our system. No case number roulette.

STEP 01

Call or text us

(832) 501-3081. Tell us what you’re seeing — a photo helps. We pull your file from the digital binder we handed you at close-out.

STEP 02

Free inspection

Same PM who ran your install, or a senior tech, comes out to the property. Written photo report of the issue and the cause.

STEP 03

Manufacturer claim (if applicable)

If the issue falls under manufacturer coverage — a defective shingle batch, a failed glass seal, a Hardie plank delamination — we file the claim on your behalf using your registered warranty.

STEP 04

Repair or replacement

Workmanship issues get fixed on our dime. Material claims get replaced by the manufacturer and reinstalled by us under your labor coverage.
